Ownership of Process and Output.\n\n\n\nProperty Maintenance\/repairs works \u2013 FLS- Lifecycle Management- Refurbishment, enhancement projects management and update programmers. Effective Handover and Commissioning of all projects with Documentation and Rectification follow up.\n\nEffective DLP of all newly opened properties rectification follow up. Application of Community and Energy Protocols, consumption recording and administration, effective Facilities Management Guaranteed total performance of all infrastructure and services across the year and as required.\n\nResponsibilities\n\nOperational Management \u2013 Projects and Major Renovations\nAct as gatekeeper between Brand \/ Operator and Project & Design Teams.\nand Specification changes VE and Cost engineering proposals and implement appropriate escalation and approval process to OMRAN.\nArea programme efficiencies review and comments to OMRAN agreed standards.\nReview all development programs and feasibilities.\nEnsure Service capabilities are sufficient and appropriate.\nReview all design briefs and concept statements prior to OMRAN approval.\nReview all technical requirements for all sectors of operation.\nAssist in the prequalification & recommendation selection of suppliers and consultants.\nReview and prepare recommendation and approval at the key stages throughout the development process for sign off by Asset Management.\nReview all Technical documentation and specialist drawings and coordinate with the Operator for input to the project team.\nReview and challenge all Operator inputs prior to releasing to Project Team. Flag all deviations from agreed standards and agreed key gateways already approved for Asset Management sign off. Ensure implementation of inputs though coordination with the Project Team.\nEnsure preopening, opening and defect liability period to industry standard and best practice:\nDefine preopening procedure with Operator and Project Team and ensure implementation.\nCoordinate pre-opening activities with Operator and Project Team: snagging, validation of Operator site observations, etc.\nEnsure that all agreed Operator standards vis a vis quality, health; hygiene and safety, Security (HH&SS) including testing and commissioning are met in accordance with local legislation.\nEffective and timely approvals and certifications, compliance requirements applied.\nFollow up post completion activities and validate the close out of the liability period.\nReview all technical documentation and local legislation specific to staff accommodation acquired or leased by OMRAN or its hotels and make sure that associated risks are addressed.\nPrepare an Executive summary of status reports received to include major risks, milestones achieved and issues outstanding, according to the calendar and checklists for the hotels definition, preopening and post opening.\nOversee the procurement process as defined within the AM Operational Support role.\nPlanned Maintenance Program implementations and priorities.\nMonthly \/ Quarterly property visit and situation assessment.\nMonthly consumption reports and benchmarks.\nIncident response guidance and direction.\nCrisis management involvement and contribution. (Quarterly)\n\nFollow up on previous matters arising.\nData and information requests and follow up.\nCompliance audits, FLS progress and implementation.\n\nMinor refurbishments and Improvements\n\nProduct Standard observations.\nPM Team technical and operational input.\nTechnical performance definitions and Standards requirements.\nProcurement process assistance.\n\nQuarterly Property Review \u2013 Jointly with AM\n\nMinute\u2019d review and follow up on all dilapidation initiatives, lifecycle and CSR.\nImplementation of required condition surveys.\nLifecycle management validations and recommendations.\nPlant & Equipment, FFE Capex budgeting assistance and review.\nCSR Budget assistance and review.\n\nQuarterly Asset Management Review\n\nProgress update to client OMRAN on Asset Plan and Business Plan initiatives.\nQuarterly Capex Reserve and FFE Review.\n\nProject and Development oversight and recommendation Operational support:\n\nReview Operators annual audit of technical department.\nReview annual HH&S audit from Operator or third party.\nMaintain library of annual audits \/ legal inspections.\nOrganise sharing of best practice among OMRAN properties.\nReview & coordinate external contracts to benefit from synergies and economies of scale.\nReview of annual CAPEX and 3-year CAPEX plan.\nAnalyse and approve all CAPEX requests prior to AM sign-off.\nCreate and manage a library (both hard and soft) for Asset Management of all technical design briefs and concept statements and maintain a register for this library.\n\nEducation & Experience\n\nBachelor Degree in Mechanical Engineering with specialization relevant.\nAt least 10 years experience in Hospitality or similar field, or disciplined service background.\nExposure to full spectrum of Project Management, Development and Construction interface.\nExperience in Contract Management or Negotiation, Cost or QS management.\nExposure in large scale commercial or mixed-use environment.
